If you have land, a rough idea, or just a dream of a barndominium, steel building, or custom home, we walk with you from first conversation to certificate of occupancy. This page explains what to expect so you can move forward with peace of mind.
Takes about 15–20 minutes. No pressure. We simply listen, share honest guidance, and see if we’re a fit.
Building a home, barndominium, or steel building is a major step for any family. It’s normal to feel excited and nervous at the same time. Our job is to turn a big, overwhelming project into a clear path you can walk with confidence.
We build in North Central Florida like we would build for our own families: with respect for your budget, care for your land, and an eye on the future. We believe we’re called to serve people well, keep our word, and do things the right way even when no one is watching.
This is our custom home building process in North Central Florida, from first call to certificate of occupancy, for new construction, barndominiums, steel buildings, and truly custom homes.
Each step below shows what we handle as your builder and what you handle as the client. That way there are no surprises and you always know what’s coming next.
We start with a simple discovery call, then, when possible, meet you on your property in North Central Florida. We listen first: how you live, who will be in the home, and what you’re hoping to build—custom home, barndominium, or steel building.
What we handle
Review your land, talk through access, utilities, and rough feasibility. Share honest feedback on budget ranges and timelines.
What you handle
Share any surveys, photos, or past plans you may have and be open about your budget, wish list, and timing.
Based on what we learn, we sketch a rough layout and talk about finishes, structure type, and square footage so you can see how everything fits your budget.
What we handle
Create initial concept layouts and provide budget ranges for different options so you can compare apples to apples.
What you handle
Give clear feedback on what feels right, what feels too high, and what is a must-have versus a nice-to-have.
Here we move from concept to detailed plans. We coordinate with designers and engineers so your home or building is beautiful, efficient, and code-compliant.
What we handle
Connect you with trusted designers/engineers, manage revisions, and advise on structural choices and code requirements.
What you handle
Approve floor plans and elevations, and begin making key selections (roof style, siding, basic interior finishes).
Once plans and main selections are in place, we present a detailed proposal so you know exactly what is included, what is optional, and when things will happen.
What we handle
Prepare a clear, itemized contract, construction schedule, and allowances. Answer every question before you sign.
What you handle
Review the proposal carefully, ask questions, confirm financing, and sign the construction agreement when you’re comfortable.
Behind the scenes, there is a lot of coordination: permits, utilities, inspections, and scheduling trades. We keep you updated so you never wonder what’s going on.
What we handle
Submit permit packages, coordinate with the county or city, help plan utility connections, and line up our trade partners.
What you handle
Provide any documents the county or lender requests and finalize your remaining selections within the agreed allowances.
This is when it starts to feel real. We clear and prep the site, pour the foundation, and complete the shell—framing or steel structure, roof, exterior walls, and windows.
What we handle
Oversee site work, foundation, framing or steel erection, roofing, and inspections. Keep you updated with progress photos and walkthroughs.
What you handle
Confirm any remaining structural or exterior choices quickly so we can keep the build moving on schedule.
Mechanical systems go in first (HVAC, plumbing, electrical), then insulation, drywall, trim, cabinets, flooring, and paint. We balance quality craftsmanship with steady progress.
What we handle
Coordinate trades, manage inspections, and make sure your selections are installed correctly and on time.
What you handle
Respond quickly to any field questions and attend scheduled walkthroughs to confirm details before they’re finalized.
We finish strong with final inspections, a detailed walkthrough, and a clear punch list. Once everything is complete and the certificate of occupancy is issued, it’s time for keys.
What we handle
Coordinate final inspections, handle punch-list work, and give you warranty information and maintenance tips.
What you handle
Attend the final walkthrough, note any concerns, sign off when items are resolved, and get ready to move into your new space.

Building goes smoother when everyone knows their lane. Here’s a simple look at what we handle and what stays on your side of the table.
If this is your first time building in North Central Florida, you’re not supposed to know all the answers. Here are a few we cover often.
Sooner than you think. If you already own land or are close to buying, it’s a great time to talk. We can help you understand what’s realistic for your property, what the county or city may require, and how your budget lines up with different build types (barndominium, steel building, or traditional custom home). Starting early saves you from costly design or land decisions that don’t fit your budget.
You don’t have to, but it helps. If you don’t own land yet, we can still talk about general budgets, building types, and what to look for in a property in Marion County and the surrounding areas. If you do have land, we’ll review your survey (if available) and talk through access, setbacks, and utilities so you know what’s possible.
We work hard to give you a clear, realistic price up front based on your plans and selections. Once you sign, the price is stable unless you choose to make changes (like upgrading finishes or adding square footage) or something outside anyone’s control happens that directly affects cost. Any changes are documented with written change orders so you’re never surprised.
Some changes are simple, others are expensive or slow things down. We’ll be honest with you each time. Small tweaks early in the process are easier; structural changes or major finish changes late in the game can affect cost and schedule. Our goal is to help you make wise decisions that you’ll be thankful for years from now.
We set expectations at the start for how often we’ll check in (usually weekly or at major milestones). You’ll get photos, updates on inspections, and a heads-up before big decisions. We believe good communication honors your time and your investment, and it lets you enjoy the process instead of worrying about what you’re not seeing.
Whether you’re dreaming of a barndominium, steel building, or custom family home, we’ll walk you through the process, answer your questions, and give you straight, faith‑grounded guidance.
No pressure. No rush. Just a clear, honest look at what it would take to build on your land in North Central Florida.
Share a few details and we’ll follow up to schedule a call. We’ll review your property, talk about your goals, and outline a custom timeline for your project type.
If now isn’t the right time to build, we’ll tell you. Our aim is to serve you well, not talk you into something you’re not ready for.
We typically respond within one business day.
