A new construction warranty is not one single blanket policy. Coverage may come from LK Homes, a trade contractor, a product manufacturer, or an optional third-party structural warranty provider.

STATUS: 1 Year from certificate of occupancy

Builder Workmanship

Applies to qualifying defects in work directly performed or managed by LK Homes during the applicable workmanship period stated in your signed agreement.

Manufacturer Product Warranties

Many materials and products carry warranties issued directly by their manufacturers. These warranties may require product registration, proof of purchase, maintenance records, or direct contact with the manufacturer.

Structural Coverage

Structural concerns are evaluated according to the signed construction agreement, applicable Florida requirements, engineering information, and any separate structural warranty issued for the project.

If LK Homes currently provides a third-party structural warranty, specific provider language, coverage duration, and claims processes will govern.

Florida heat, humidity, heavy rain, insects, and seasonal storms make routine maintenance especially important. Warranty coverage does not replace normal homeowner care.

DRAINAGE & GRADING

Keep swales, drains, and discharge areas clear. Do not change grading in a way that directs water toward the foundation.

HVAC & HUMIDITY

Replace filters, maintain drain lines, schedule service, and manage indoor humidity to reduce condensation and microbial growth.

SEALANTS & OPENINGS

Inspect and maintain caulk and sealants around windows, doors, penetrations, wet areas, and exterior joints.

ROOF & GUTTERS

Keep roof drainage paths clear and arrange inspections after major weather events when appropriate.

PLUMBING

Watch for leaks, know the location of shutoffs, avoid improper drain use, and address small leaks before they cause larger damage.

PEST PROTECTION

Maintain required pest-control and termite-protection programs and retain treatment records.

For active leaks, electrical hazards, gas odors, fire, structural movement that appears immediately dangerous, or another urgent safety concern, do not wait for an online form response. No. Submission documents the concern and begins the review. LK Homes must first determine responsibility, coverage, exclusions, maintenance history, and whether a manufacturer or trade contractor should be involved.

Are drywall cracks covered?

Minor cracking can occur as a new home dries and adjusts. Coverage depends on location, severity, applicable tolerances, cause, timing, and the project warranty. Include photographs and approximate dimensions when submitting the concern.

Are appliances covered by LK Homes?

Most appliances are covered by manufacturer warranties. Product registration and direct manufacturer service may be required.

What should I do about an active water leak?

Is routine maintenance covered?

No. Filters, caulking, cleaning, pest control, drainage maintenance, landscaping, humidity control, and similar homeowner obligations are generally routine maintenance.

Are storm-related issues covered?

Damage from hurricanes, tropical storms, flooding, lightning, wind-driven debris, or other outside events is generally handled through property insurance rather than a builder workmanship warranty, subject to the controlling documents.

Does the warranty transfer when the home is sold?
